Bali Zen Retreat is located in Cepaka, a balinese village just north of Pererenan tumbak bayuh (5mn), less than 15mn away from Pererenan and Echo Beach, 17mn from Batu Bolong beach, 25mn from Berawa, 30mn from Seminyak, 45mn from Ubud, 1h from airport.
It’s a big property (1840sqm), with 5 pavillons, 7 bedrooms, 1 office, 1 enclosed living room and kitchen, 1 open air kitchen, 2 pools, 1 gym, covered parking for 2 cars, water well, solar & grid electricity. All rooms have split aircon, and fully furnished
Land is slopping all the way down to a river, and we are surrounded by giant trees, like in Ubud.
It’s very private, no vis a vis, away from the road so very quiet, only nature noises.

Electricity / Solar panels
We’re still connected to the grid, but we have also 9.9kW solar panels, with a battery and inverter. If grid fails, 15kWh battery takes over
Water
We are still connected to the water network, but we pump our own water from a deep well.
Internet
We have fiber optics internet with Biznet. It works fine, it’s supposed to be 300Mbps, but it’s more like 80Mbps for the wifi in the main villa, rest of bandwidth is shared by other wifi networks through the property for other villas.
Animals
You have beautiful birds, blue, and yellow ones and squirrels in the trees.
Overall assessment
Pictures don’t do any justice to the size of the property, as the huge trees and the property appear small.
But when you see the property for the first time, your breath will be taken away by the giant trees facing the property. Property is big, but surroundings are even bigger. Bali zen retreat feels like a paradise, no neighbours, no vis a vis. It’s my own home, and i made it very comfortable, fully equiped and functional.
You can hire Grab & Gojek scooters or cars to move anywhere and to order food, or you can rent a scooter or a car.
No trafic on north/south axis, so it’s pretty fast to go to pererenan or canggu.
There is trafic on east/west axis, so to go to Berawa and seminyak, it’s busy roads.
There are local shops on the main road in Cepaka, 5mn away. Western supermarket Pepito (Pererenan) is 10mn away.
Staff
We have 3 staffs:
- Komang, the caretaker who cleans inside. Monday – Saturday, 8a.m-12a.m & 1pm-3pm
- Wayan, who takes care of gardens and the pool. Monday – Saturday, 8a.m-12a.m & 1pm-3pm
- Eben, night security guard – Tuesday – Sunday 7pm-2am
Included in the rental price:

Not included in the rental price:
- electricity. We are connected to the grid, but we have solar panel, so electric bill for me is about 1.500.000 IDR per month, i’m using the main villa only. Yours will depend on your consumption
- water. We use our own well, so we just pay 85.000 IDR per month to the network. but we have to pump the water, so your consumption will use electricity
- On top of the covered parking, there’s a workshop, which is not included in the rent, as i use it to store personal belonging
- Next to the main bedroom, there is a small surf storage room where i keep my surfboards
- In the office, there is a small closet where i store personal belongings
